FHA Loans

An FHA loan is a federal assistance mortgage loan in the United States insured by the Federal Housing Administration. The loan may be issued by federally qualified lenders.<br><br>

FHA loans have historically allowed lower income Americans to borrow money for the purchase of a home that they would not otherwise be able to afford. The program originated during the Great Depression of the 1930s, when the rates of foreclosures and defaults rose sharply, and the program was intended to provide lenders with sufficient insurance. Some FHA programs were subsidized by government, but the goal was to make it self-supporting, based on insurance premiums paid by borrowers.<br><br>

Over time, private mortgage insurance (PMI) companies came into play, and now FHA primarily serves people who cannot afford a conventional down payment or otherwise do not qualify for PMI insurance.<br><br>

FHA loans have been and will continue to be extremely valuable tools for first time home buyers. The rates are very competitive and in many cases it is very easy to qualify!

As the general public is aware, there has been a consistent barrage of national news stories regarding the state of the real estate market over the last 12 to 15 months. Terms like subprime, foreclosure, large inventory, price reductions are the norm in most news pieces. Unfortunately, there isn't as much mention of words like Florida, Arizona, Nevada, California and Michigan, locations that are feeling the brunt of significant shifts in the market. <br><br>

The national and some local media outlets lead one to believe that every market in nation has negative market conditions. This perception should not be applied to the Delaware Valley market. The Philadelphia area has always held steady during national downturns because home appreciation stays in check even in the boom times. In the markets listed in the previous paragraph, this is not the case. While there is some degree of this happening, it is not even close to the realities being faced in other parts of the country. <br><br>

So what picture does this paint for the Delaware Valley? That the market, while not experiencing the highs of 2003-2005, is still strong. Coupled with strong employment figures and positive national forecasts, the market is ripe for a continued rebound in 2008. <br><br>

Lease Options
</item>

A lease option is the abbreviated form of the appropriate term lease with option to purchase. It is a type of contract used in residential real estate. The contract is typically between two parties: the tenant, who will occupy a house or apartment, and the landlord, who owns the property.<br><br>

During the term of the lease option, the tenant pays rent to the landlord, and in exchange is permitted to occupy the property. At the end of the contract, the tenant has the option to purchase the property outright; the tenant would typically obtain the money to do this using a mortgage. In exchange for this option, the tenant pays extra money to the landlord, in excess of usual market rent.<br><br>

Excess rent may also be applied towards the eventual purchase of the property, or towards the down payment for a mortgage. In that case, the lease option works as an automatic savings plan for the tenant.<br><br>

Lease options are often used by tenants with a poor or limited credit history, who would not qualify for a typical mortgage. The lease option may carry less risk for the landlord than a mortgage would for the lender. In the event of non-payment, it may be possible to remove the tenants through eviction, which is likely to be cheaper than foreclosure on a mortgaged property. The lease option may also require less money up front, while a mortgage might require a substantial down payment from the tenant.<br><br>

If the tenant does not exercise the option to purchase the property at the end of the lease, then the money that the tenant paid for this option was wasted. This might occur if the tenant no longer wishes to purchase the property, or if the tenant wishes to purchase the property but is unable to obtain the financing required to do so. <br><br>
